Nadel Architects (Nadel), a leading Los Angeles-based architecture and planning firm, today announced the completed construction of a transformative luxury mixed-use redevelopment in the heart of Beverly Hills at 315/319 N. Beverly Drive with a bold new architectural statement in the heart of Beverly Hills’ iconic Golden Triangle.

Commissioned by the Sterling Organization, the project reimagines a former single-tenant retail space into an elegant three-story destination seamlessly designed for upscale retail, restaurant, and office use, blending architectural sophistication with high-performing functionality. Marrying timeless design with market-forward versatility, the development enhances the urban fabric of Beverly Hills with over 14,000 SF of premium space complete with an expansive 784 SF third floor terrace and a commanding street presence.

The 14,000 SF structure is currently open for leasing and offers four units across three levels of mixed-use space.

“This project reflects our studio’s belief that timeless design and commercial versatility can go hand in hand,” said Greg Lyon, Chairman and President of Nadel Architects. “We focused on transparency, contrast, and material quality — using steel, glass, and modern detailing to create a high-end structure that’s visually bold and flexible for tenants.”

Key design features include:

·         3,552 SF of ground-floor retail/restaurant space with double-height frontage

·         Upper levels totaling over 10,000 SF of flexible creative office or hospitality space

·         Distinct façade of low-iron glass, black steel glazing, and matte black metal paneling

·         Integrated mechanical parking carousel, the first of its kind in the area, with capacity for 12 SUVs

Nadel’s approach prioritized clean geometry, premium materials with a design that both complements and elevates the architectural rhythm of the Golden Triangle. A recessed third story ensures a respectful scale while offering rare access to private outdoor space in the dense urban core of Beverly Hills.

With an estimated project budget of $5 million, 315/319 N. Beverly Drive marks a continued focus by Nadel on delivering high-touch, design-forward commercial environments in Southern California’s most discerning submarkets.
